Acreage Property

There is a very good reason to insist on having a recent survey when considering the purchase of acreage property. I spent a good deal of time in the last few weeks discussing this topic with industry experts and the consensus is that you should always have a survey, even if you have to pay for it!

Why? Because a legal description is not as exact as many people would have you believe. In fact, many if not most properties change a little or a lot when a survey is completed. Surveys are not cheap, but they will protect you in case of a dispute with a neighbor about fences lines or other important topics.

Short Sales and How to Avoid Them

A short sale is a real estate transaction in which the lending institution agrees to accept less than the full amount of the mortgage and still allows the transaction to close. In my experience, this is the least fun and most difficult way to buy and sell real estate. The bank has no motivation to do anything since any work that gets done on the file is just extra work. As most of us know in the industry, the banks are behind as it is with these sorts of things.
